Home Appraisal Below Your Offer? Alberta Buyer Questions
If a home appraises below your offer, the lender may require additional funds or reconsider the financing arrangement. It does not automatically change the purchase contract. Contact your mortgage professional, Realtor and lawyer promptly to understand the actual funding decision, relevant deadlines and contractual options before assuming you can proceed or withdraw.

Why can an appraisal differ from the agreed price?
The offer price and the lender's valuation serve different purposes. RECA explains that a below-price appraisal can mean the buyer needs additional funds. Ask the mortgage professional what the actual decision means for your application rather than treating a general calculator estimate as a funding commitment.
Request a clear explanation of the information you are being asked to provide and what remains uncertain. Avoid trying to solve the problem from an unofficial screenshot or a neighbour's sale story. Your next decision should reflect the lender's actual requirements for this purchase.
Does the difference simply become extra down payment?
Do not assume a simple subtraction gives you the complete answer. Ask the lender to explain the proposed loan, required funds and any remaining approval conditions for your particular application. Keep confirmed available money separate from funds you might obtain but have not arranged.
Review how any proposed solution affects your comfortable budget and reserve. An additional cash requirement should not be treated as a reason to ignore closing expenses or ongoing costs. Obtain appropriate financial advice before committing to a new borrowing arrangement or withdrawing investments.
Can I change the price or walk away?
Your agreement and circumstances determine the options; an appraisal result is not a universal right to cancel or renegotiate. Have your lawyer explain the written terms and any relevant notices or deadlines. Your Realtor can discuss a possible negotiation, but cannot promise the seller will agree to a different price.
Keep the appraisal question and the legal question separate. A lender's response does not itself rewrite the contract. Do not send a notice or miss a deadline based solely on this article, a social post or another buyer's experience.
What should I do before a condition deadline?
Tell the professionals involved that the valuation has raised a question and identify the actual deadline in the agreement. Ask what information they need and when they can provide advice. Maintain a concise list of unresolved matters so an important funding detail does not disappear inside a long message thread.
If time is tight, say so explicitly. Do not assume silence or a verbal reassurance means the issue has been resolved. Follow the transaction-specific advice from your lawyer and mortgage professional rather than relying on an optimistic interpretation of the situation.
How can buyers prepare before making an offer?
Discuss comfortable spending limits, financing uncertainties and the protection appropriate to the home you are considering. Keep a reserve plan visible and compare alternatives on your shortlist. A clear budget makes it easier to assess an unexpected question without making a rushed decision merely to keep the purchase alive.
