Amortization schedule
How do extra mortgage payments help?
Extra principal reduces the balance on which future interest is calculated. Compare the same mortgage with and without your selected extras. Accelerated weekly and biweekly options also increase the annual amount paid compared with standard monthly payments.
Is amortization the same as a mortgage term?
No. Amortization is the planned repayment period. Your mortgage term is the period covered by your current contract. This illustration holds the entered rate constant through repayment; renewal rates and lender calculations may differ.
Does this include the full cost of buying a home?
No. Payments cover principal and interest plus any financed premium you enter. Property taxes, insurance, condo fees, utilities, closing costs and prepayment penalties are excluded. Use the Alberta rent vs buy calculator for a broader monthly budget comparison.

Planning estimate, not mortgage approval or financial advice. Uses nominal annual interest compounded semi-annually and a periodic-payment model, not daily lender interest. Minimum down payment and 30-year amortization eligibility must be confirmed with your lender. See Canadian down-payment guidance and prepayment rules. Calculations run locally in your browser; this tool does not send your entered figures to Jay.
