Alberta Home Offer Conditions: What Buyers Should Consider

by Jay Patel

Choose offer conditions to address the unresolved risks of your particular purchase, rather than copying another buyer's contract. Financing, inspection and condominium-document review are common discussion points, but the wording and deadlines matter. Ask your Realtor and lawyer what fits the property and your circumstances before deciding which protections to include.

Why is a financing condition worth discussing after pre-approval?

RECA warns that pre-approval does not guarantee financing for the home you choose. Ask your mortgage professional what remains to be confirmed about both you and the property. Your offer discussion should reflect those outstanding questions.

Make sure the timeline gives the lender a realistic opportunity to review the necessary information. Do not treat a rate hold, calculator result or initial estimate as proof that every financing requirement has been satisfied.

What does an inspection condition need to accomplish?

Discuss what you want to investigate, who will inspect and how the contract addresses the review. Ask the inspector about scope, access and limitations. If a specialist assessment is important to your decision, raise that question before choosing the condition wording and date.

An inspection report and a contract condition are different things. The report provides information; your agreement determines the legal process and available options. Have your lawyer explain the latter if it is unclear.

What if I am buying a condominium?

Ask which documents and professional reviews are appropriate for the unit and corporation. Discuss how you will obtain the documents and when the review can be completed. Do not rely on the monthly fee alone as a description of the property's financial position.

Keep unresolved building and ownership questions on the same checklist as financing and condition. A document-review conversation should consider what information you need, not simply whether a folder has been delivered.

How do I choose realistic deadlines?

Work backwards from the tasks that require professional input. Ask about appointments and processing before suggesting a date, and ensure everyone understands the contract's notice requirements. A deadline should be a workable plan, not a number chosen because it appeared in someone else's offer.

If information is delayed, seek advice early. Do not assume silence, a text message or a verbal reassurance changes the agreement. This guide does not tell you how to waive, satisfy or extend a specific legal condition.

Should I remove conditions to compete?

Understand the consequences before making that decision. Competition does not remove the need for a comfortable budget and informed risk assessment. Ask what obligations you could face if financing or a property issue remains unresolved.
