Calgary Single-Family Homes for Sale
Browse Calgary homes classified as Single Family Home in the listing feed below. This search is limited to Calgary properties marked active and for sale. Compare the layout, lot, neighbourhood and full ownership budget—not just the asking price. Inventory changes as listings are updated.
This is a general single-family search, not a verified detached-only, freehold-only or no-condo-fee search. Check each property's subtype, title and fees before relying on those features. Looking for attached options instead? Browse Calgary townhomes for sale.
Use the mortgage and amortization calculator to explore payments and extra-payment scenarios, or compare renting and owning with the Alberta rent vs. buy calculator. Results are estimates, not lender approval or a property-specific quote.
How to compare Calgary single-family homes
Which Calgary neighbourhood fits your daily routine?
Build a shortlist around your actual destinations. Compare newer-home options in Livingston, Cornerstone, Redstone and Seton with properties in established areas such as Bowness, Tuscany and Coventry Hills. Check the specific home's route to work, transit options, school designation and the services you use. Test the journey at your normal travel time rather than assuming one quadrant will always be convenient.
What should you check beyond bedrooms and square footage?
Walk through furniture placement, stairs, storage, parking and usable outdoor space. For a resale property, ask about the age and condition of major components, renovations and available permits. For a new build, confirm what the quoted price includes, the possession terms and any unfinished items. A separate basement entrance does not by itself confirm a legal secondary suite.
Does single-family mean no condo fees?
No. A listing category does not establish title or the absence of charges. Confirm condominium status, any condo contributions, HOA or residents-association dues, and responsibility for exterior maintenance. Review the relevant title and property documents with the appropriate professionals. Different charges should be compared separately and at their stated monthly or annual frequency.
How do you set a practical ownership budget?
Consider mortgage payments alongside property taxes, insurance, utilities, maintenance and any association charges. Use actual property figures and your own quotes when available. Keep room for repairs and personal priorities rather than treating the maximum mortgage approval as a spending target. Jay can help organize the property questions; your lender, lawyer and other qualified advisers should confirm financing and legal details.
