Beltline

The Beltline is Calgary's densest downtown-edge district, formed from the historic Connaught and Victoria Park neighbourhoods directly south of the railway tracks. This is condo country: apartment towers and mid-rise buildings hold most of the homes, with townhomes on the quieter side streets, and the population skews to young professionals, downsizers and investors who want downtown on foot.

17 Avenue SW — the Red Mile — runs through it with the city's deepest bench of restaurants, bars and independent shops, the Stampede grounds and the Saddledome sit at its east end, and the +15-connected downtown core starts a few blocks north. Rents stay strong because tenants pay for exactly that walkability, which is why the Beltline is also Calgary's most active condo-investor market — and why condo fees and building quality matter more here than in any suburb.
