Real Property Reports in Alberta: A Buyer Checklist

by Jay Patel

A Real Property Report in Alberta is a document prepared by an Alberta Land Surveyor showing the property's boundaries and visible improvements relative to them. For a purchase, review the report's date, relevant changes and municipal-compliance questions with your lawyer. It is not the same thing as a home inspection or valuation.

What does an RPR help me understand?

The Alberta Land Surveyors' Association explains that an RPR shows boundaries and the position of visible improvements such as buildings, fences and decks. Ask a qualified surveyor or your lawyer to explain unfamiliar details rather than interpreting the drawing from a listing image.

Use the complete document, not a cropped screenshot. Record the date and identify the property correctly. A document that looks similar may not answer the questions for the address you are buying.

Why should I check for later changes?

Compare the report with the improvements currently visible at the property and ask what has changed since it was prepared. A later deck, fence or addition deserves a question about whether the available documentation addresses it. Do not assume an old report describes the present arrangement completely.

Make a list of differences for your lawyer and the appropriate surveying or municipal contact. Keep observations separate from conclusions about legality or ownership; those require proper review.

Is municipal compliance the same as the report?

Discuss the available compliance information alongside the survey document with your lawyer. The drawing and municipal questions should not be treated as interchangeable. Ask what records are present, what they address and what remains unresolved for this transaction.

Do not assume that a report or compliance reference replaces every building-permit, title or condition check. Identify the particular concern, then seek confirmation from the authority or professional responsible for it.

Does every purchase require the same RPR arrangement?

Review the actual contract and property type with your lawyer. Do not copy the document expectations from another transaction or assume a proposed alternative resolves every concern. Ask what you are agreeing to receive and what risks or limitations need discussion.

If title insurance is proposed, ask your lawyer to explain the policy and how it relates to the contract and missing information. This guide does not decide whether insurance is a suitable replacement in your circumstances.

What should I ask before a deadline?

Ask who will provide the relevant records, whether the lawyer has had enough time to review them and which questions remain open. Keep copies of the answers and documents with your purchase file. Address delays early rather than assuming closing will solve them.
