How to Price Your Home in Calgary or Edmonton
Price your home using relevant comparable properties, its condition and features, current competition and your selling plan. Do not choose the number solely from an online estimate, a neighbour's asking price or the amount you want for your next purchase. Ask your Realtor to explain the evidence and the limits of the recommendation.

Which properties belong in a useful comparison?
Start with homes that are genuinely relevant to the buyers likely to consider yours. Discuss location, property type, size, condition and other meaningful differences. Record the date and status of each comparison so an old sale and a current asking price do not become interchangeable evidence.
Ask why a property was included and which differences matter. A shortlist of well-explained examples is more useful than a large collection of unrelated addresses. Avoid treating a broad city benchmark as a property-specific answer simply because it is presented as one precise number.
Why is an asking price not the same as a sale result?
An advertised price is the seller's current proposal, not proof that a buyer has agreed to pay it. Completed transactions provide different information, which also needs context. Discuss the limits of the records available instead of assuming every comparison can be reduced to one simple average.
FCAC suggests comparing similar listings and obtaining professional advice when setting a sale price. Use that as a starting point for a discussion, not an instruction to copy the highest visible price. Your home's position must be considered against actual alternatives and the current selling plan.
Should renovation spending determine my price?
Keep what you spent separate from what a buyer may value. Review the condition and usefulness of the improvements, available records and the choices buyers have nearby. Do not assume adding every receipt to an earlier value produces a supported asking price.
Make a list of improvements so the relevant features can be explained accurately. Obtain professional advice about unresolved technical or documentation questions. A thoughtful pricing conversation recognizes the home's strengths without promising that each dollar spent will return as an additional dollar at sale.
How is a selling discussion different from an appraisal?
A conversation about marketing and comparable homes should not be presented as a formal appraisal. If you need a valuation for lending, a legal matter or another specialized purpose, ask the party requesting it which professional report is required. FCAC identifies hiring a professional appraiser as a distinct option.
Explain the purpose of your request before relying on a number. The existing home-value enquiry page starts a real estate discussion; it does not instantly determine an appraised value or guarantee what your home will sell for.
When should I review the pricing plan?
Agree on how feedback and new relevant information will be discussed after listing. Separate observations from conclusions: a showing count or a comment should be considered alongside the property's presentation and competition. Do not interpret one quiet period as proof of one universal solution.
