Why is mortgage approval only one part of affordability?

A lender assesses your borrowing capacity, but you also need a budget that fits your life. Travel, childcare, savings, support for family and other priorities may influence what feels comfortable. A maximum borrowing figure is not an instruction to spend that amount.

According to the Financial Consumer Agency of Canada, pre-approval can help establish an estimated maximum mortgage, but it does not guarantee final approval. The specific property and updated financial information still matter. Ask your lender what its assessment assumes and what changes could affect it.

How do I build a complete monthly ownership budget?

Start with the mortgage estimate, then add property tax, insurance, utilities and maintenance. Include condo fees or other property-specific obligations where applicable. Avoid counting an advertised mortgage payment as the total monthly cost of living in the home.
