House Not Selling? An Alberta Seller Review Checklist

by Jay Patel

If your house is not selling, review the evidence with your Realtor before changing the price, spending on renovations or abandoning the plan. Look at comparable alternatives, presentation, access and specific buyer feedback alongside your timeline. No single change guarantees a sale; the next step should address an identified issue rather than a guess.

Is the price supported by relevant evidence?

Ask which current properties buyers would compare with yours and what meaningful differences affect the comparison. Separate asking prices from completed sale evidence. A nearby property with a different condition, layout or ownership type may not answer your pricing question.

Make a comparison sheet rather than reacting to one headline. Record the evidence date, key differences and unresolved questions. If your original pricing assumptions no longer fit the available evidence, discuss a revised strategy and its trade-offs instead of treating an old opinion as permanent.

Can buyers understand the home from the listing?

Review the photographs, description, floor-plan information where available and the accuracy of property details. Check whether an important feature is difficult to see or a reasonable buyer question is unanswered. Correct factual errors promptly; do not add an unsupported claim to make the listing sound stronger.

Walk through the home with the buyer's practical questions in mind. Is access straightforward? Are rooms easy to understand? What maintenance records could help explain a concern? Distinguish a presentation problem from an unresolved condition issue requiring appropriate professional attention.

What does the feedback actually tell me?

Ask for specific, recurring feedback and distinguish it from speculation. One person's preference is not proof that every buyer will respond the same way. Equally, repeated questions may reveal information buyers need before considering an offer.

Keep a simple review log: observation, source, possible response and cost or consequence. For each proposed change, ask what evidence it addresses and when you will evaluate the result. This makes a pricing or presentation discussion more useful than changing several things without a clear reason.

Should I pause, change the plan or keep marketing?

Compare the real estate options with your financial and moving needs. Review your service agreement with your brokerage before assuming you can cancel, switch arrangements or make contractual changes. Ask a lawyer about legal questions and your lender about any financing consequences.

Jay Patel at RE/MAX Complete Realty can help Calgary and Edmonton sellers review the marketing evidence and practical alternatives without promising a price or deadline. Bring your priorities and the questions that remain unanswered; a considered adjustment is more useful than pressure to act immediately.
