Home Inspections in Alberta: What Buyers Should Check

by Jay Patel

Do not assume an Alberta purchase automatically includes a home inspection: arrange it and address the inspection terms in your offer. Your contract and circumstances determine what is required of you. An inspector can help assess visible condition, but an inspection is not a guarantee against every problem or a substitute for legal advice.

How do I choose a home inspector?

Alberta's official consumer guidance says to ensure both the home inspector and home-inspection business are licensed. Confirm this through the appropriate provincial resources rather than assuming a professional-looking website proves licensing. Ask about qualifications relevant to the property's features and the service being offered.

Compare scope and communication as well as the fee. Ask how concerns will be explained, whether you receive a written report and how you can ask follow-up questions. Avoid treating a referral as a guarantee of the result.

What can an inspection tell me?

Ask the inspector to explain the examination's scope and limitations before booking. Identify the questions you want to investigate and discuss areas that may be inaccessible or require a different specialist. A general inspection should not be assumed to settle every technical concern.

Make a note of issues that need follow-up rather than expecting a simple pass-or-fail label. The useful outcome is a clearer understanding of the home and which questions remain unanswered.

How does inspection timing connect with my offer?

Discuss appointment availability, property access and the written condition deadline before committing to a schedule. RECA's buyer guidance treats inspection as a step to arrange when it is included in the offer's conditions. Ask your lawyer about the implications of the actual wording.

Do not assume booking an inspection creates a contractual right that was never included. Nor should you assume that receiving a report automatically resolves the condition. Follow the advice relevant to your agreement.

What if the report raises a concern?

Ask the inspector to distinguish the observation from any recommendation for further investigation. Obtain specialist advice and cost information where appropriate. Bring the issue to your Realtor and lawyer while there is time to discuss the contract and your alternatives.

A serious question should not be brushed aside because the room looks attractive or the sale feels competitive. Compare what you have learned with your budget, comfort level and plans for the home.

Should I discuss inspection for a newer home too?

Yes—discuss the property's condition and the appropriate review rather than assuming age answers every question. For a recently built home, check warranty records separately. A warranty reference and an inspection serve different purposes.
