What Is the Minimum Down Payment for a Home in Calgary?

by Jay Patel

Updated for 2026. You may be able to buy a home in Calgary with a 5% minimum down payment, but the calculation changes when the purchase price is above $500,000. Your lender may also require more than the minimum based on the property, your credit, income, debts, and the source of your funds.

How is the minimum down payment calculated in Calgary?

Calgary buyers follow the federal Canadian minimum down-payment rules:

  • $500,000 or less: 5% of the purchase price.
  • More than $500,000 but less than $1.5 million: 5% of the first $500,000, plus 10% of the portion above $500,000.
  • $1.5 million or more: 20% of the purchase price.

These are minimums, not automatic approvals. A lender or mortgage insurer may require a larger down payment. Review the current rules on the Government of Canada down-payment page.

What are some minimum down-payment examples?

  • $400,000 home: $20,000 minimum.
  • $600,000 home: $25,000 on the first $500,000, plus $10,000 on the remaining $100,000, for a $35,000 minimum.
  • $800,000 home: $25,000 plus $30,000, for a $55,000 minimum.
  • $1,200,000 home: $25,000 plus $70,000, for a $95,000 minimum.
  • $1,500,000 home: $300,000 minimum.

For a quick planning comparison, try the Alberta rent-vs-buy calculator. It uses the current minimum-down-payment formula, but it is not a lender qualification tool.

When is mortgage loan insurance required?

If your down payment is below 20%, you will typically need mortgage loan insurance. The insurance protects the lender, not the buyer. Its premium depends on the loan-to-value ratio and is commonly added to the mortgage balance. The property and borrower must still meet the lender's and insurer's requirements.

A smaller down payment can help you buy sooner, but it usually means a larger mortgage balance and more interest over time. Compare the complete monthly cost rather than focusing only on the minimum cash required.

Is the deposit the same as the down payment?

No. The deposit is money provided with or after an accepted purchase contract according to the agreement. The down payment is the total amount of your own funds applied to the purchase at closing. The deposit normally forms part of the down payment, so it is not usually an extra amount on top of it.

Deposit timing and amount can vary by transaction. Your REALTOR® and lawyer can explain the contract terms, while your lender confirms which funds are acceptable for mortgage qualification.

What other cash should a Calgary buyer keep for closing?

Do not use every available dollar for the down payment. Depending on the home and transaction, you may also need funds for a property inspection, legal fees and disbursements, title insurance, property-tax or condo-fee adjustments, moving, utility setup, immediate repairs, and furnishings. New construction can involve additional upgrade, landscaping, warranty, tax, and possession-related costs.

Ask your lawyer and mortgage professional for estimates that match the specific property. A budget with a reserve is safer than planning around the minimum alone.

Can gift funds, an FHSA, or the Home Buyers' Plan be used?

Some buyers use personal savings, eligible gift funds, a First Home Savings Account, or the Home Buyers' Plan. Each option has documentation, eligibility, and timing rules. Tell your mortgage professional where the money will come from before you write an offer, and keep a clear record of transfers and account statements.

What should I do before viewing homes?

  1. Speak with a licensed mortgage professional and obtain a current pre-approval.
  2. Confirm the minimum down payment and acceptable source of funds.
  3. Estimate closing costs and keep an emergency reserve.
  4. Set a comfortable monthly budget that includes property tax, insurance, utilities, maintenance, and any condo fees.
  5. Search within that complete budget instead of stretching to the maximum approval.
