Buying a Calgary Home? How to Check Nearby Development

by Jay Patel

Before buying a Calgary home, research nearby development as well as the property itself. A vacant lot, proposed project or future renovation can raise questions that a listing photo cannot answer. Use official planning information to prepare better questions, then confirm anything important to your decision with the appropriate professional.

Where can Calgary buyers check planning information?

The City of Calgary's Development Map identifies current applications. Its myProperty map offers land-use and permit information. These are starting points for research, not a guarantee that a proposal will proceed or that a particular renovation is allowed. The City's planning hub links to both tools.

Start with the exact address, not only the community name. Record the application reference, what it proposes and its current status. If a term or drawing is unclear, ask the City to explain it rather than filling in the gaps yourself.

What should I ask about the neighbouring lot?

Ask whether the lot is vacant, occupied or subject to a visible application, and what information is actually available. Distinguish the view you see today from your assumptions about the future. No one should promise that an open view or surrounding land use will remain unchanged.

Think about the features that matter to you: privacy, parking, sunlight, access and how you would use the yard. Make a list of questions rather than treating every proposed change as automatically good or bad.

Can I rely on a listing's renovation potential?

Treat renovation potential as something to verify, not a completed approval. If a garage, suite or addition is central to your purchase, discuss feasibility with the City and qualified design or construction professionals. Ask your lawyer about relevant title restrictions. A general map does not replace those checks.

Write down the intended project and the information still missing. Consider whether you would want the home if that project proved impractical. This separates a property that meets your needs today from one that depends on an unconfirmed plan.

How do I keep planning research useful rather than overwhelming?

Use a short decision sheet: what is confirmed, what is proposed, what remains unknown and who can answer each question. Save the date of your research because application status can change. Bring the sheet to your Realtor before deciding on an offer strategy.

For example, a buyer comparing an established street with a newer community may have different questions. The established street may prompt research into adjacent redevelopment; the newer location may prompt questions about unfinished amenities. Neither situation has a universal answer.

What should I do before making an offer?

Review unresolved issues alongside the property's condition, financing and your daily needs. Discuss appropriate due diligence and offer terms with your Realtor and lawyer. Planning research is one part of choosing a home, not a substitute for inspections or professional advice.
