Alberta Realtor Fees: What Buyers and Sellers Should Ask

by Jay Patel

The Realtor fee for your Alberta transaction is the amount set out in the agreement with the brokerage, so request a written explanation rather than assuming a universal rate. Compare the service, payment terms and applicable tax together. Calgary and Edmonton buyers and sellers should understand their own obligations before signing a representation agreement.

How much does a Realtor charge in Alberta?

Ask the brokerage for the proposed fee calculation, what services it covers and when payment is due. FCAC notes that commissions may be negotiated; a general national example is not a quote for your Alberta home. RECA explains that a written service agreement should describe the services and how the licensee is paid.

Compare proposals using the same worksheet: services included, calculation method, additional charges, tax treatment and circumstances that trigger payment. Request an explanation of unfamiliar wording before signing. Do not assume a verbal conversation changes a written obligation.

Who pays the buyer's Realtor in Alberta?

Read the buyer representation agreement and ask how compensation will work for the property you are considering. RECA's rules recognize that a buyer may agree to compensate the brokerage. Do not assume every listing provides the same compensation or that buying representation can never create a payment obligation for you.

Ask the brokerage to explain any contribution from another source, any possible shortfall and what happens if the arrangement differs from your expectation. Get that explanation before committing to a purchase, not after relying on a casual statement that the service is automatically free.

Is the Realtor commission negotiable?

Discuss the proposed fee and scope with the brokerage before agreeing to the service. Negotiating a proposal is not the same as changing an existing signed contract, and the brokerage must agree to the arrangement. If you want different terms, ask for the final understanding in writing.

Compare value and fit as well as the headline amount. Ask who will provide the service, how communication works, which marketing or buyer-support tasks are included and how concerns will be handled. Avoid choosing between proposals that describe different work as if the quoted numbers were directly equivalent.

Do I pay GST on a Realtor's commission?

GST generally applies to a registrant's commission and related taxable services. CRA distinguishes tax on an agent's services from the tax treatment of the underlying property sale. Ask for a written quote showing whether the proposed fee includes or excludes GST, and confirm questions with your accountant.

Keep tax as a separate line in your planning worksheet so it is neither missed nor added twice. This article does not determine an input tax credit, deduction or transaction-specific exemption. Your accountant should advise on any proposed tax treatment for your circumstances.

What should I confirm before signing?

Review the service, geographic and property scope, start and end arrangements, payment clauses and any unresolved questions with the brokerage. Ask a lawyer about legal interpretation where necessary. Keep a copy of the agreement and any agreed written amendments.
