Alberta New-Home Warranty: What Resale Buyers Should Check
When buying a recently built Alberta home, check the warranty record rather than assuming you receive a fresh warranty at resale. Ask when coverage began, what remains and how to contact the provider. This is useful for buyers comparing newer homes in Calgary, Edmonton and surrounding communities, not only brand-new construction.

Does new-home warranty stay with the property at resale?
Alberta's official guidance says warranty is attached to the home and remains in effect on resale until coverage expires. A resale does not restart the coverage clock. Confirm the particular home's record and policy with the provider rather than relying on the year shown in a listing.
Make the warranty inquiry early enough to discuss outstanding questions. If a document is missing, ask who can supply it. Treat an unverified claim of coverage as a question to resolve, not an established fact.
Why does the warranty start date matter?
Different categories of protection have different periods. Alberta's overview explains the minimum categories and how coverage begins. Ask the provider for the actual start date and applicable coverage for the address; the purchase date of your resale transaction is not a substitute.
Do not estimate remaining coverage from an exterior appearance or a marketing label such as nearly new. Put the confirmed date beside each relevant coverage category in your purchase notes.
What documents and questions should I prepare?
Request the registration information, provider details and any relevant policy or claim records available to you. Ask whether a known concern has already been reported, what response has been received and what remains unresolved. Have the appropriate professional explain unfamiliar policy wording.
Confirm claim procedures directly with the provider. Avoid assuming that every defect, maintenance issue or desired improvement is covered. This guide does not interpret a policy or guarantee a successful claim.
Can warranty replace a home inspection?
Do not use a warranty reference as a reason to skip discussing the property's condition. Inspection and warranty questions serve different purposes. Ask your Realtor and qualified inspector how to approach the home, and take policy questions to the warranty provider.
A useful comparison includes the building's condition, any unresolved work and your own maintenance budget. A warranty document is one part of that information, not a complete description of the ownership experience.
What if the home's warranty situation is unusual?
Ask for clarification from Alberta's Residential Protection Program, the provider and your lawyer as appropriate. The official guidance discusses exceptions and different circumstances; do not apply a general rule to an address without verification.
